kvCORE Tip of the Week | Open House Strategy

Hey Ehren, 

Below is this week's tip- a GREAT action play that could help drive a lot of conversations with your agents in the coming weeks. 

What: Open House PROMOTION & Referral strategy 

Why this matters:

  • Inventory has risen nationally week over week
  • Purchase applications have risen 5% week over week (according to HousingWire)
  • Build your Personal Brand in the neighborhood!
  • What is the goal when you get a listing? To get other listings!

How:

PRE- OPEN HOUSE Door Knocking

  • After you secure the listing and put the open house sign up, CONNECT with the neighbors to build excitement for YOUR event and ask for referrals! 
  • SCRIPT suggestions:

    • First, promote the open house! Build excitement for this big, exclusive event! Give the neighbors special treatment to "skip the line", or share exclusive open house hours just for the neighbors. Offer your business card to give you a call if the event gets too crowded and/or they need something from you personally.. 
    • “Did you know this home was for sale?” (hand them a flier/invitation) 
    • “I promised this seller I would get the word out in the neighborhood.. And I was curious.. Who do you know that might want to live in our area?” 
    • “Who do you know that is potentially interested in selling their home?” 

AT THE OPEN HOUSE EVENT

  • SCRIPT suggestions: 

    • *after you welcome the guest :) ... 
    • “Do you live in the neighborhood or are you out looking at houses today?”
    • “The sellers have asked everyone to sign in.. would you mind signing in please?”

    • “Have you seen any properties you liked? Tell me about them!”
    • “If you found the perfect home, how soon would you like to move in?” 

POST EVENT

  • If you didn’t have WiFi at the Open House, sync your new leads from the event to your kvCORE Smart CRM once you’re back on WiFi. 
  • Ensure automation is set for each lead based on your discussions at the event-
