Missing Open House Signs - Please HELP!

Litigation Update from NAR President Kevin Sears and CLO Katie Johnson

Hi Team,

Please take a moment to watch this [5-minute video from NAR](link) regarding the latest update on the settlement.

Rest assured, our leadership team at Alessi Realty Group is committed to keeping all of our agents informed. We will diligently help you navigate the new changes coming in July.

As new information, forms, MLS changes, and contracts become available, we will be holding training sessions for all our agents both at the office and via Zoom.

Nevada Business License - Friendly Reminder

                                                                        

Hi All:
A friendly reminder that is is necessary for each of our agents to have a Nevada Business License. This is a requirement not by the Division but by the Secretary of State for Nevada. The official wording is as follows:                      

Q: Are new real estate licensees required to have a business license?                      

A: If you are an independent contractor you need to have a state business license. This is required by the Secretary of State (NRS 602.010). The Real Estate Division (“Division”) is not the agency that requires this. They do however ask on the application if you have a state business license (NRS 353C.1965). When setting up your business classification, a Sole Proprietorship is typically the default legal structure, but the agent should consult a tax attorney/advisor about whether taking the formal legal step of creating a business entity, such as an LLC, is ideal based on the agent’s commission and liability potential.                      

The Secretary of State can conduct an audit and did so about 1 1/2 - 2 years ago resulting in fines to agents and not the brokerage (they can be quite hefty actually).
